Community elected home owners association officials are constantly involved in complex decisions regarding the state, safety, and welfare of the property of our small community and solving community problems. Effective ways to solve problems faced by Deer Crossing Homeowners’ is to conduct a needs assessment of the community in an effort to provide feedback for the community elected officials. Typically, the Deer Crossing Homeowners’ Association board will meet once a quarter to solve community problems and disputes that arose during the past few months, but has never organized a separate council to conduct surveys to gain a better insight on other homeowner’s. Without this needed insight, decisions are being made without some of the homeowners’ knowledge or input. This is primarily due to the lack of interested citizens in the association. The assessment in the following pages identifies issues that have occurred, regarding delinquencies, disputes, and community involvement, with no true action taken to collect or interpret information and implement guidance on some of the local community agenda items that occur. Delinquencies to the homeowners’ association are one of the major topics, this is always the main agenda, and how United Properties Associates will collect the needed funds that people are delinquent in paying. The following data was derived from multiple resources such as demographics of the area, soliciting comments from board members and reviewing annual budgets. The cost of living index is 85.1 which are below the U.S. national average of 100, so it is relatively less expensive in the area than other regions of Virginia. After reading the case study Welcome to the new town manager, by Mary Jane Kuffner Hirt, I established three major problems the community of Opportunity needed to correct. These problems involved the water & sewer system, the balancing budget, & the pay-as-you-go method. The city manager, Jennifer Holbrook, must implement strategies that would correct these problems quickly.
Habitat for Humanity is a nonprofit organization dedicate to building homes for low-income individuals. This organization requires that potential homeowners assist in the building of their home or others to reduce the financing cost of homeownership. Stressors in the community is the real estate developer who proposed the development plan. The plan has added conflict between community organizations that don’t agree on the plan. Some members of community see that the plan can bring change to the community that will better life for the community. They see the plan will lead to a reestablished community with new order and hope. They also see that there will be new employment opportunities and stabilization in the areas. Those against the plan feel like there is a lack of trust with the developer since he has been buying properties from the community for several years without consulting the residents. The town hall called a meeting to discuss a possible solution on how to handle the overwhelming deer problem. The problem is there are too many deer in the woods. The normal amount of deer is about 4 to 5 but there are 45 deer that currently inhabit the Wesselman Woods. The abnormally high deer population means that there is less flowers to look at which upsets many civilians.

In order to effectively engage the citizens of Galesburg in a meaningful and useful manner, it is imperative to employ two methods to gauge their preferences and allow them to voice their concerns. The first will be a photo questionnaire that is sent out to every member of the community via mail or email if one is one file, and the other will be a public hearing that will be held on a day of the community's choosing. This is their home, so the community should be as involved as possible in the process of improving the entrance along Illinois Route 150 that suits their needs, and preferences.
The initial community meeting has a great impact on the tone of the community. During the meeting, I would like to tell my residents our ultimate goal, having a good community. Then I would explain what a good community is. A good community is one where we share the resources and seek to improve the environment. Characteristics of a good community would include clean and safe environments, equity and social justice, diversity, mutually-supportive relationships and eager participation of residents. I will achieve this by encouraging residents to be part of the process of establishing expectations. By this way, they would become more invested in the expectations as they help create them or otherwise they may see these expectations as imposed from above.

Asthma and obesity are common in the area, the community is one of the poorest (not in New York State alone) but in the whole of the United States. This sends a message to other states about New York. Although Hew York could be “The Capital of The World,” it definitely has some areas that have to be looked into. Such an environment is not suitable for maximum residence but as a result of poverty and racism, people reside in areas with 15 transfer stations, a fertilizer company, a Con Ed plant, and two juvenile correctional centers. This should not be the case. A lot of ways are feasible as a way of averting this impending danger and out burst. Once again, instead if tackling the symptoms let the cause be tackled.
Change initiatives are time intensive and exorbitant, which portentously influence an organization’s push toward success. And almost fifty percent of these initiatives are unsuccessful. Given that the certainty of change is inevitable, organizations will be required to determine how to effectively acclimate and endure change. Each tactical change in plans organizations are produced via programs and developments, and thriving organizations manage change by managing their developments and programs effectively.
Living in a neighborhood that has a Homeowners Association is not for everyone. If you buy a property with a Homeowners Association you are required to pay an Association membership fee, which may increase. The Association may also enforce new rules that you may find too restrictive, like what type of bush you can plant or the type of fence you can have in your own yard. There are places where it is becoming more difficult to buy a house that is not governed by an HOA, especially in newly developed areas. There are pros and cons to living in a community with a HOA.

My group’s aggregate is in East Side Community of Buffalo, NY. For this assignment, a windshield survey of East Side Community was completed. The windshield survey is an assessment of the community through my personal observations. This survey will include an assessment of four categories. These consist of the physical aspects, economical standings, services provided, and social aspects of the community. In addition to the windshield survey, local census data was collected. The change process within any organization can prove to be difficult and very stressful, not only for the employees but also for the management team. Hayes (2014), highlights seven core activities that must take place in order for change to be effective: recognizing the need for change, diagnosing the change and formulating a future state, planning the desired change, implementing the strategies, sustaining the implemented change, managing all those involved and learning from the change.
