That is, in order to secure the proverbial “riskless” long-term lease, the landlord is more willing to assist the tenant with improvements to the space. The only caveat to this rule thumb is that landlords are less willing when inventory is low and absorption rates high. Likewise, smaller and mid-sized businesses may not be in a position to sign a lease longer than five years, resulting in such firms being required to pay for their own renovations. The chapter I will be summarizing is Chapter 23 from the Advanced Agreement section of “Thank you for Arguing” by Jay Heinrichs. In this chapter, the author focuses on describing Cicero’s five cannons of persuasion: invention, arrangement, style, memory and delivery. He explains that these were purposely placed in this logical order because, “First, invent what you intend to say. Then decide what order you want to say it in; determine how you’ll style it to suit your particular audience; put it all down in your brain or on your computer; and finally get up and wow your audience.” Throughout the whole chapter, he in detail, describes how to structure and write a persuasive speech using these cannons of persuasion. In 102 Minutes, Chapter 7, authors Dwyer and Flynn use ethos, logos, and pathos to appeal to the readers’ consciences, minds and hearts regarding what happened to the people inside the Twin Towers on 9/11. Of particular interest are the following uses of the three appeals.
Whether we like to think about it or not, slavery has been a part of our country’s history and eradicating it was a struggle. Benjamin Banneker, the son of former slaves, writes to Thomas Jefferson to convict the institution of slavery in the United States. Banneker’s letter exhibits his negative feelings on the issue of slavery in which he provided many emotional and religious appeals, allusions and a critical tone to argue against slavery.
The fight for racial equality is one of the most prominent issues Americans have faced throughout history and even today; as the idea that enslaving individuals is unethical emerged, many great and innovative authors began writing about the issues that enslaved people had to face. Olaudah Equiano was no exception. In his work The Interesting Narrative of the Life of Olaudah Equiano, he attempts to persuade his readers that the American way of slavery is brutal, inhumane, and unscrupulous. Equiano manages to do this by minimizing the apparent differences between himself and his primarily white audience, mentioning the cruelties that he and many other slaves had to face, and the advantages of treating your slaves correctly.
Recently you have received a letter from Martin Luther King Jr. entitled “Letter from Birmingham Jail.” In Dr. King’s letter he illustrates the motives and reasoning for the extremist action of the Civil Rights movement throughout the 1960’s. In the course of Dr. King’s letter to you, he uses rhetorical questioning and logistical reasoning, imagery and metaphors, and many other rhetorical devices to broaden your perspectives. I am writing this analysis in hopes you might reconsider the current stance you have taken up regarding the issues at hand.
John Patrick Shanley stresses doubt to be something “that changes things” (Preface To Doubt) rather than its typical depiction of disadvantageous in present day society. Growing up with a very Catholic background, Shanely’s childhood was marred with the belief that “We [Catholics] would all believe the same thing.” (Preface to Doubt). This relates with Shanely’s theory on our “culture of dogma” (Meanwhile: I am) which expresses how many choices we make today are influenced or even based on the authoritative figure(s) in our lives. However, Shanley urges you to not let respected figures in life sway your original opinion or response on a matter (Meanwhile: I Am). With the addition of some key pieces, Dallas’ defense could potentially manifest itself into a top unit this year. Coming off a putrid display in ’13 of getting bamboozled on weekly basis (enough to be one of the worst groups ever step foot on a 100-yard field) defensive coordinator Rod Marinelli was able to hold a suspect unit together in ‘14. Of course, we can credit the offense for controlling the tempo (due to a formidable running game) that mitigated the defense from being exposed, but attitude and execution went up a few steps in Marinelli’s first season running the defense.
The NAL still favors buying over leasing by $1216. The only other consideration would be that lease may raise the earnings on asset ratio above 12%. But since the PV of the lease payments is greater than 90% of the FMV (assuming the purchase prices is FMV), then it would be considered a capital lease and the asset would go on the Balance Sheet. Therefore there are no earning over asset ratio advantages to leasing.

I am doing the response on the practicum speakers on (2/9/18) Alexandra Conley and Marissa Norrgard. They graduated from Bradley University in 2016. Today, I am going to talk about how each one spoke to me and what I got from their presentations. First, I’ll start with Alexandra Conley. She touched upon the two important things. Being a Generalist or being a Specialist. A specialist is someone who specializes in a certain field of study/work and they are the experts at what they do and are very skilled. A Generalist is someone who is skilled in a wide variety of things. Generalists aren’t restrained to just one specific field of practice like a specialist and can be skilled at more than just one thing and this makes them a valuable employee.
Adnan spends his fifteen years behinds the bars by Jay’s testimony; however, through out the four interviews with the police and at the trial testimony, Jay provided different statements that make his word not a significant evidence of Adnan’s guilty. A witness is the one who would not lie and be firm on what they actually saw because that will contribute to proving one is an innocent or guilty, but people can see that Jay is not a realizable person based on his history as a drug dealer and his key elements of testimony keep changing rapidly. During the earlier times of America, many people had different opinions on the forming country, debating if it was free or not. It was called “the land of the free” and many other important documents backed up the argument. Yet, there are many concepts that go against that and really show what America was. A particular slave named Dred Scott, African-Americans, and new immigrants can all testify that America was not independent, but was in fact very restricting. Juries would go against previously made laws to make sure that what they wanted would always be insured. Multiple regulations would be formulated to be beneficial to the Americans. In Anton Ashcroft’s article, he criticizes Donald Trump and ponders over this question: Is Trump a narcissist and psychopath or a representative of the people? Ashcroft uses evidence from Trump’s “colorful display of vitriol, inconsistencies, racism, and grandiose rhetoric”, which has caused the media to seize upon the possibility of a mental disorder in the president. The thought and belief of a person being a psychopath, with the evidence provided in this article, is well enforced. Evidence has been provided of how Trump’s behavior falls into the PCL:SV criteria for being a psychopath and narcissist. He has been irresponsible, refused to own up to mistakes and apologize, needed the people’s approval, and threatened to abuse his power. All

Every time a building is reused, by choosing for refurbishing rather than demolishing and rebuilding the structure then a large amount of energy is being saved by avoiding the need to extract raw materials and convert them into a replacement building. The benefits of reusing and renovating buildings exceed the benefits of the construction of new energy-efficient structures. According to the study, a new building that is 30% more efficient than the average building takes 10 to 80 years to overcome the negative climate change impacts resulting from construction. Refurbishing allows a large amount use of energy is saved since the need to source raw materials and eventually transforming them into a new building is avoided. (Building.com 2012).
