Pre-fieldwork “Bays Precinct” 1. What is planned for the Bays Precinct? Include a map to show the Bays Precinct Area. A transformation of the bays precinct has been planned to make the area contribute significantly to the economic, cultural and social well being of the city and the state. The precinct’s transformation will present exciting new opportunities for entertainment and leisure facilities, as well as residential, retail and commercial development. The plan also focuses on the renewal of 2.6 km of waterfront, including 50 hectares of largely underutilised land. It will set the future of the entire 80 hectare Bays area, including the Sydney Fish Market, Glebe Island and the Glebe Island Bridge. By attracting more tourists, more money could be made and it would also make the precinct livelier and more engaging. More living spaces is also a positive impact, as it would make our population grow and the economy to keep on growing. The negative impacts are overcrowding because of the population growth and the tourists coming to the bay’s precinct. Overcrowding could make some of the people feel claustrophobic or just upset. Another negative impact could be that because of the many developments, it might be too bulky or no diversity. The high rise building could also block off view of apartments built before. Fragmented transportation could also be a negative impact. 4. Outline the perspectives of the following stake holders; − Local residents The local residents perspective of this development is more of a negative one, as they are scared of the overcrowding that the development could cause and also the congestion of what is to happen in the area, since the people would want a peaceful place to live
in. − Leichhardt and City of Sydney Councils The Leichhardt and City of Sydney Councils are worried about the potential for a stampede towards too much residential development in an already congested part of Sydney. They are also worried of the traffic that the development may cause and overcrowding in the area. − The Government The government takes the view that the development is just going to maximise the cash out of the site, and go berserk with two millions dollar apartments popping up all over the precinct. That would make treasury a lot of money but it’s probably not going to develop the best outcome for Sydney.

The suburb of Pyrmont on the shores of Sydney Harbour has been transformed by the processes of urban renewal into a thriving cosmopolitan residential area, an efficient and sophisticated business centre, and a popular recreational and tourist hub. Through my own observation of the Pyrmont area, I have seen how the painstaking urban planning efforts for the area have come to fruition, and a focal point of the Harbour foreshore created as a result of this.

The Baltimore City police have faced a myriad of problems in the last year. The riots following the Freddie Gray arrest were reported around the country and created a situation where the Governor was forced to call in the National Guard to protect the city. Community leaders report that African American’s are stopped, searched and arrested at a far greater number than Caucasian’s. The Baltimore city police are at an impasse with the community at this time, it is up to the city leaders and the police officials to come up with some real solutions to the issues that can no longer be ignored.
All along the bay are trees and shelters with barbecues and places for children to run and play. This particularly is a defining factor of this suburb’s environmental quality. This is evident in Walsh Bay as it had previously changed the wharfs that were as dock and made it into apartment with the intention that high income earners would accommodate the area. This clearly displays how there were changes made to try and improve the area. Consolidation arises many issues around the Sydney Harbour foreshore as there would be an increase in noise pollution thus disturbing nearby residence and the public. Another issue which will arise is an increase in need for transport due to higher population density. The stakeholder would would be impacted by consolidation are the public, residence, business workers and also tourist. Lend lease is a project for Barangaroo and is a project in which the government wishes to change the industrial use into a residential, commercial and recreational area by creating a Barangaroo Reserve Park and build a tall building. This then limit urban sprawl. This has an impact on the economy as Lend lease was estimate to cost $6 billion according to Barangaroo Delivery Authority. There would also be a boost in economy as there would be many people and workers moving in and it is also estimated that there would be roughly 12 million visitors a year. Even though there are positives in gentrification such as social and economic development of communities but there are also negatives specifically lower income families are forced to move out of their homes because of high rent prices. This also causes people to become homeless because they can’t afford the newly inflated rent prices. In my opinion, I believe there should be some sort of system where apartments and houses are made based of what you can afford so families have places to live. Landlords shouldn’t raise their prices just so they can get people they desire to live in their homes. Even though it's understandable that landlords want to make more money but they shouldn’t force families out. There should only be a legitimate reason for families to be evicted out of their homes. The Negative Effects of Gentrification in Oakland A very big local issue in Oakland and the Bay Area is and has continued to be Gentrification. Gentrification is, “The process of renovating and improving a house or district so that it conforms to middle-class taste” (Google). Gentrification has displaced and continues to displace many low-income minorities. As prices of houses and rent costs have gone up, many have been forced to flee. This has made this problem increasingly recognized in my community as it has affected many of us.
With the constant change in Flushing, is it beneficial or harmful to many of the residents that have been living in Flushing for decades? There are at least two affordable housing complexes in Flushing and many of the developments are happening around those complexes. As Flushing becomes more and more commercialized, there will be pressures from businesses and from political forces that would like these affordable housing to be relocated.
Gentrification is a highly important topic that has not only been occurring all over the United States, but especially closer than we may have thought. San Francisco is home to hundreds of thousands of people who have been a part of how amazing this city has become. San Francisco is one of the most visited places in the world with many of its famous landmarks, endless opportunities not only for daytime fun but also has an amazing nightlife that people cannot get enough of. People come for a great time and could not be done without the help of the people who have grown up to experience and love this city for what it truly is. The cost of living in such an important city has definitely had its affect of lower income San Francisco residents. For decades we have seen changes occurring in parts of San Francisco where minorities live. We have seen this in Chinatown, SOMA, Fillmore district, and especially the Mission district.

Keeping neighborhoods free of excess trash and graffiti lets outsiders know that the community is well maintained and watched over by those that live there. Community policing with help from the police officers that patrol that area will help residents learn what and who to look out for in regards to what is considered an undesirable person.

Policies must be directed at altering the rural economy in order to slow the rate of urban sprawl. Broad land use planning and changing of planning standards and governmental procedures would go a long way to reduce many of the problems that face urban populations in the developing areas, especially Africa. Urbanization can cause a lot of problems for a city or even a country. It can cause cities to become overpopulated which are known as mega-cites, and cause problems with living arrangements and finding a job. Urbanization can also cause health problems. Urbanization is supposed to be good for developing countries on the rise but with this rapid growth in Africa, these problems can become a major concern in the future.
Cities all over the world are developing. As war ended in 1942, a significant number of people move to the city because they want to improve life. This urbanization process is causing a number of problems and should be met by sustainable development policies. In the beginning, it is important to know the definition of sustainable development. There are some definitions for sustainable development, but simply they say that sustainable development is a development which using resources now and preserving them for future generations (Adams, 1999, p.137). This concept has been agreed internationally at a Rio Conference in 1992 to be implemented by all government policies which mostly known as “Agenda 21” principles (Adams, 1999, p.141). This paper will show that traffic jams and housing problems caused by urbanization can be met by sustainable development policies. The structure of this paper will first explain the situation that leads to traffic jams and housing problems. Next, it will elaborate the sustainable development solutions, implications for the solutions, and evaluations how effective the sustainable development solutions solved the problems.
