1.0 INTRODUCTION

Building multi storey luxury apartments is essential in the modern world. The population of the world is increasing so it is compulsory to utilize the land wisely.

Constructing apartments would result higher population to accommodate comfortably in a minimum area.

Superb Homes Pvt. Ltd. (S.H.Ltd.), a real estate agent has decided to construct a 6 storey semi luxury type apartments with at least 1400 sqft in size in Church Road, Mattakkuliya.

Modern facilities have been included in the plan in order to fulfill the needs of the families occupying the apartments.

One of the main concerns is to construct with a minimum disruption to the neighboring school. The construction is planned to be completed by October 2015.

This could take some extra time in choosing the contractor through competitive tendering. The available time to complete the project is only about 8 months so there can be a delay.
Carrying out the design and construction process separately could cost more. It could be harder to complete the project within the given cost.
Quality could be slightly better but it is not possible to afford too much time in achieving that quality because the duration of the project is short.

The chances for disputes are high in traditional procurement because too parties are involved. If there are any defective works it could be difficult to identify whether it is a construction defect or a defect relevant to the design. This would raise the arguments and could lead to disputes. It usually takes a longer time to resolve a dispute so this would end up in delay of the project.
If the contractor is not involved in the design process this could sometimes lead to “buildability” problems (the contractor would have less understanding about the design).

According to this project there is no need for an early completion.
There is also a risk of late completion because there are many subcontractors involved so if one or many fails to complete their jobs within the allocated time it could extent the project period.
In management procurement the work is done by hiring experts. This could be more expensive comparing to any other procurement types. The budget of the project is fixed at the start. This procurement type is not suitable because the total cost cannot be decided until the completion of the project.
Quality could be high in comparing to other procurement types but it is not possible to afford too much for quality in this project. Quality is not only the criteria to consider.
In management procurement the works are subcontracted to many subcontractors so this increases the possibilities for the disputes.
It is not necessary to have many subcontractors for a project such as construction of apartments. It could be more logical for a project with higher budget or for a complex
