Introduction
Nowadays, research on green building design and using building materials to minimise environmental is already develop and construction has been blame on causing environmental problems in global resources in the aspects of construction and building operation to the hazardous and contamination of the surrounding environment (Ding 2008). However depending on the design or the project itself to achieve the aim of sustainable development and construction or to lower the impacts through appropriate management on site it is not satisfactory enough to handle the problem arise (Ding 2008).
However, according to (Ding 2008), relying on the design of a project to achieve the goal of sustainable development, or to minimise impacts through appropriate management on site, is not sufficient to handle the current problem. To improve and advancement of economic, social, cultural and political conditions, sustainable development is the right to the development implies the right. Furthermore, sustainable construction can be considered as an investment in the future. Through conservation of energy, water and natural resources by re-use, recycling, innovative design and the minimisation of waste and pollution we can meet our needs without comprising the need of future generations (Suliman and Omran 2009).
To make changes in the future, provide and support desirable natural and social environments and maximise the efficient use of resources, sustainable construction is the set of processes by which a profitable and competitive industry delivers built assets such as buildings, structures, supporting infrastructure and their immediate surroundings that enhance the quality of life and offer customer satisfaction (Suliman and Omran 2009)

Buildings consume a variety of materials in their construction. Green design reduces the dependence on resource intensive products and materials. Today, there are an increasing number of products available made from efficient, earth-friendly, or recycled materials. In a green building, consideration is also given to the construction process itself. Materials that minimize waste or can be recycled, help contribute to an efficient and environmentally sensitive construction process.
Sustainable buildings are becoming somewhat of a necessity in the world today. As the demand for green building develops, so does the demand for green building materials. Just as the old techniques and building materials seem to disappear in the assembly of things, they are now making a come back. Green building focuses on the efficiency of major resources like water and energy. As the cost for sustainable materials and products are on the decline, building green seems to be the most cost effective kind of design and construction. Looking specifically at green materials and their impact on the production of structures, it is evident that they are a prime choice for building material. The use of green materials should be promoted because they are better for the environment, more healthful for the consumer, and better for the economy.
Sustainability is a concept with a diverse array of meanings and definitions – a widely used glamorous, ambiguous, ambivalent and vague concept that is used by different stakeholder groups in various ways. Presumably to avoid noodling over a terminology or to avoid the confrontation with a definition, most widely the concept is broken down a planning process (c.f. e.g. Döring & Muraca, 2010). That is why most common sustainability is understood as sustainable development.1
The perfect green building would protect the environment which surround the project site, and could be used as a building that is going to achieve a purpose. The construction and operation levels of the green building will help to have a healthy environment without disrupting the land, water, energy and resources used inside the building and around the building in the project site; this is the actual definition of the green building.
Sustainable design seeks to reduce negative impacts on the environment, the health and comfort of building occupants, thereby improving building performance. The basic objects of sustainability are to reduce consumption of non-renewable resources, minimal waste, and create healthy, productive environments (“Sustainable Design”). Focusing primarily on the sustainable design principles, there are five, including: low-impact materials, energy efficiency, quality and durability, design for reuse and recycling, and renewability. As sustainability appears to become the necessary trend in architecture, the question concerning the cost versus outcome of “going green” really an investment or a waste of time and money comes to mind. With our research provided below, we believe the expenses may truly be with the investment in the end.
So it can be concluded that with proper planning and maintenance a housing estate can be increasingly environmentally friendly and energy efficient thus reducing the impact on the natural environment. The occupants must also be willing to invest in sustainable principles such as waste recycling, proper insulation and renewable sources of energy. The degradation of the environment will eventually impact the occupants as the house would not be capable of providing a comfortable environment.
Although balancing between mitigation and adaptation strategies is still considered in international and national level in different sectors, it displays some important linkages in project level in building sector. IPCC TAR concluded appropriate optimization between mitigation and adaptation will be long and boring process and optimum mix of response options will be vary by time and country (place) as local condition and cost modify (Richard J.T. Klein et al., 2003). Some central shortcoming of optimizing mitigation and adaptation strategies in the project level are, namely, Uncertainty, irrespective of the diversity of economic values and preference within and between society, Equity or fairness for distributional cost of impacts (burden sharing), local conditions. Richard J.T. Klein et al. (2003) state in absent of perfect information, a number of alternative mixes of mitigation adaptation and mitigation strategies may be proposed which different in their economic, social and environmental impacts. For instance, while one option may be equitable and environmentally suitable, it might be cost-effective than other options, although be less environmentally and socially acceptable. These authors present to identify which mix or mixes of options are justifiable, some multi-criteria framework needs to be designed with which one can capture, quantify and compare the direct and dependent effects of application of each these or other possible criteria.

Cities all over the world are developing. As war ended in 1942, a significant number of people move to the city because they want to improve life. This urbanization process is causing a number of problems and should be met by sustainable development policies. In the beginning, it is important to know the definition of sustainable development. There are some definitions for sustainable development, but simply they say that sustainable development is a development which using resources now and preserving them for future generations (Adams, 1999, p.137). This concept has been agreed internationally at a Rio Conference in 1992 to be implemented by all government policies which mostly known as “Agenda 21” principles (Adams, 1999, p.141). This paper will show that traffic jams and housing problems caused by urbanization can be met by sustainable development policies. The structure of this paper will first explain the situation that leads to traffic jams and housing problems. Next, it will elaborate the sustainable development solutions, implications for the solutions, and evaluations how effective the sustainable development solutions solved the problems.
‘Development that meets the needs of the present with the ability for the future generation to meet their own needs.’ (World Commission on Environment and Development, 1987) Sustainable development requires three key components: economy, society and environment, sustainable development can be success through striking balance in those factors. These three components are indispensible, they compel to depend on each other. On the other words, we can only gain a decent and energetic environment and society if the economy is strong with a healthy a stable growth rate.
