What are the benefits to "Rent to Own" real estate? What is "Rent to Own"? Who qualifies? How does it work? In my opinion, I have heard about this option in the home buyers' term and I believe you pay the land/ house payment per month to the owner until it is paid off. Sometimes you would have to pay the irrigation payments with it as well. As always, you would also pay for water, sewer, garbage, and other utilities, but this is not in the "Rent to Own" contract with the original owner. "Rent to Own" tends to be on the expensive side. Well I would have to get a real estate appraisal agent to do an appraisal on the property. Then from there, I would have to go find a real estate agent with the given appraisal amount and hire them to sell the place. Okay, so good so far right? Wrong. From there it is endless paperwork with them, the insurance agency, and the bank. Then I'd be going back and forth with bids. When that's not bad enough as is, I have to be packed up and ready to move out of there by a particular date, if the place actually sells. Which means I would have to buy another place, and move into it before then. Don't forget those utility bills I have cancel for that place. Next I have to wait until the new owners pays for the place. However, I would only get a percentage of the money, because I would have to pay the appraisal agent, and the real estate agent. If I didn't finish paying off my mortgage withthe bank, the contractors, the inspectors, and the land tax, I would have to pay that too. If I had paid off on it all before I sold it, the rest of the money would go to a very small down payment of $10,000 on the next property, that will require $30,000 - $40,000 up front. Have you ever noticed that while you’re driving around Austin that the homeless have become a common casualty to exhibit. I know the first thing that comes to mind is, “How ridiculous, why don’t they just get a job!”It perfectly acceptable to wonder, whether your money would go towards feeding a starving stomach or a drug addiction, therefore your generosity would be put to better use through a charity foundation or simply by offering a meal. The reality is that the majority of people who are homeless are unable to work due to certain disabilities. In other words, the best response is compassion. There is only so far we can do as a community, the major change has to come from a superior source, which is why I propose that the City of Austin ought to step up and diminish this problem. The City of Austin should build more affordable housing and assistance programs because it will help reduce homelessness.

Studies within the fields of sociology and public health have directed their focus towards individual-level determinants of health such as socio-economic status and individual health behaviors. However, there has been insufficient attention to how and why place and neighborhood contribute to racial/ethnic health disparities. This analysis examines the health implication of racial segregation as a result of gentrification on African Americans, explores systems of segregation measurement, and proposes ways to move beyond traditional public health and health care approaches to impact relevant policy.
Gentrification is described as the renovation of certain neighborhoods in order to accommodate to young workers and the middle-class. For an area to be considered gentrified, a neighborhood must meet a certain median home value and hold a percentage of adults earning Bachelor’s degree. Philadelphia’s gentrification rate is among the top in the nation; different neighborhoods have pushed for gentrification and have seen immense changes as a result. However, deciding on whether or not gentrification is a beneficial process can become complicated. Various groups of people believe that cities should implementing policy on advancing gentrification, and others believe that this process shouldn’t executed. Both sides are impacted by the decision to progress gentrification; it is unclear of the true implications of completely renovating impoverished urban areas; gentrification surely doesn’t solve all of a community’s issues. I personally believe that gentrification is not necessarily a good or bad process; gentrification should occur as a natural progression of innovative economies and novel lifestyles collide within certain areas. Policy involving gentrification should not support the removal of people out of their neighborhood for the sake of advancement.
