This case study examines various real estate contracts – the Real Estate Purchase Contract (REPC) and two addendums labeled Addendum No. 1 and Addendum No. 2 – pertaining to the sale of 1234 Cul-de-sac Lane in Orem, Utah. The buyers in this contract are 17 year old Jon D’Man and 21 year old Marsha Mello; the seller is Boren T. Deal. The first contract created was Jon and Marsha’s offer to purchase Boren’s house. This contract was created using the RESC form, which was likely provided by their real estate agent as it is the required form for real estate transactions according to Utah state law. The seller originally listed the house on a Multiple Listing Service (MLS); Jon and Marsha agreed that the asking price was too high for the neighborhood (although we are not given the actual listing price), and agreed to offer two-hundred and seven-thousand dollars ($207,000) and an Earnest Money Deposit of five-thousand dollars ($5,000). Additionally, the buyers requested that the seller pay 3% which includes the title insurance and property taxes. After the REPC form was drafted, the two addendums were created. Addendum No. 1 is from the seller back to the buyer, and Addendum No. 2 is the buyer’s counteroffer to the seller.
Property prices soared; a parcel of land in the early 1920s could be bought for $1,700 and by 1925 could reach up to $300,000 (Colombo). By buying parcels of land and holding on to it until the market reached astronomical rates and selling one could change their fortunes with minimal effort. Most of the individuals who were purchasing the land had not even stepped foot in the state and instead used a type of real estate agent known as a “Binder Boy”. These men and women would show the land to prospective buyers and if sold would accept a “binder” on the sale (Florida’s Land Boom). A binder is a fee paid by the landowner to the seller for a percentage of the sale. Due to the buying and selling of the land and a high rate it was during this time that many vacation destinations were created. The land developers began to emerge as the dominant tycoons of the state. They began to develop not just buildings, bridges, and hotels but they began to develop cities. They became known throughout the world as creating the “Florida Lifestyle” (FLORIDA IN THE LAND BOOM OF THE 1920’S); the developers of the 1920s today created many of the attractions in Florida. These attractions like Miami Beach, Mangrove Island Causeway, Temple Golf Resort, and the University of Miami were all built during the land boom of the 1920s. “These developers who made the name Florida synonymous with palm trees and beaches… made Florida the place to

Each year, America’s travel and tourism industry generates approximately $1.5 trillion dollars in economic output, or about 2.6% of the country’s gross domestic product (Select USA, 2016). Nearly 20% of this economic activity is directly related to accommodations, which serve the short term lodging needs of pleasure and business travelers. Unlike other American economic sectors, this lodging industry is a highly fragmented, diversified market with an incredible variety of suppliers. Temporary overnight lodging can range from undeveloped campsites, hostels, and capsule hotels all the way up to mansions and incredibly luxurious five store hotels. Price ranges run the gamut from just a few dollars a night to thousands of

The first step to buying your home is assessing your financial situation. A person must evaluate how much exactly they can afford and borrow. Most people hire a real estate agent to find a home. A real estate agent can help in finding different homes that suit the person’s needs. At the Department of Housing and Urban Development’s website, “You'll want to start searching for a broker as soon as you decide to buy a home. Talk to several and find someone you think you'll be comfortable working closely with”(1) Having a wide range of options is always helpful. An agent can also help in negotiating the price, and showing what the potential buyer needs after finding a home. A buyer might also need the services of a lawyer, a loan officer, insurance agents, and an accountant. In all purchasing your own home is a daunting task if you plan on doing it alone.
In the year 2015, I worked in customer service at a vacation rental business called Cocoa Beach Villas, located in Cocoa Beach. My job was to answer phone calls, provide information about the units and help guests as needed. I worked from March to July, working about 10 hours a week, then switched to my current job as an associate at T.J. Maxx, where I work 10-15 hours a week. I began working here in August after my previous job came to an end, because the vacation rental business is seasonal, when summer came to an end the owner no longer needed an extra hand. My experience with customer service, however, allowed me to adapt quickly to the new environment. My job as an associate requires me to help customers as needed, keep the store organized,
People don’t really change, or do they? The answer to that question depends on the definition of “really.” The books Orlando by Virginia Woolf and Middlesex by Jeffrey Eugenides investigate how much people change over the course of time, if humans “really” change or not. Orlando by Virginia Woolf is a fictional biography in about someone named Orlando and how Orlando changes over the span of over three hundred years. Middlesex by Jeffrey Eugenides is about the young intersex man named Cal and his journey which traces back to his grandmother’s generation. Orlando’s life is filled with romances, adventures into the unknown, and self discovery, and so is Cal’s. Both Orlando, by Virginia Woolf, and Middlesex, by Jeffrey Eugenides, focus on change.
