House & Lot. Villafuerte (2012) stated that there are many explanations of the term investment but for him an investment is a substance that has a potential to create money. Particularly, at any time they purchase something as an investment even before taking out a single centavo from their wallet they should know how that investment will give them profit. There are three basic ways to make money from real estate investment, first by influencing on the property’s equity, second by selling the property and lastly by having the property as rented out. If they are not planning to do any of that three then they did not acquire the property as an investment. In other words, if they will be living in a property then it is not an investment at best it will be a great proof of their hard work. Buying a property increases net worth. So an investment is something that makes them money. Investment gives them money while liability takes money from them. In addition Conerly (2013), for how many years, buying a house as …show more content…
Regardless of the housing issue that occurred a few years ago, still the property sector is the major beneficiary of many investments from across the country. The Philippines is one of the major countries in Asia that brings multinational companies (MNCs) from across Americas and Europe. This island has been one of the top Asian regions that promise a good return on investments, making it an outstanding station to invest their hard-earned money in. This was exceptionally true when it comes to real estate market. The Philippines has three major islands: Luzon, Visayas and Mindanao. In which many people especially foreigners would love to build their second home in this country because they get to enjoy the best in life whether they are looking to open up a business, retire, get married or would just spend an extended
This case study examines various real estate contracts – the Real Estate Purchase Contract (REPC) and two addendums labeled Addendum No. 1 and Addendum No. 2 – pertaining to the sale of 1234 Cul-de-sac Lane in Orem, Utah. The buyers in this contract are 17 year old Jon D’Man and 21 year old Marsha Mello; the seller is Boren T. Deal. The first contract created was Jon and Marsha’s offer to purchase Boren’s house. This contract was created using the RESC form, which was likely provided by their real estate agent as it is the required form for real estate transactions according to Utah state law. The seller originally listed the house on a Multiple Listing Service (MLS); Jon and Marsha agreed that the asking price was too high for the neighborhood (although we are not given the actual listing price), and agreed to offer two-hundred and seven-thousand dollars ($207,000) and an Earnest Money Deposit of five-thousand dollars ($5,000). Additionally, the buyers requested that the seller pay 3% which includes the title insurance and property taxes. After the REPC form was drafted, the two addendums were created. Addendum No. 1 is from the seller back to the buyer, and Addendum No. 2 is the buyer’s counteroffer to the seller.

Bonzi found a necklace while staying at a hotel that is owned by Alpha Corp, and the question, “to whom does the necklace belong?” is asked. First of all, the type of property involved, from a legal perspective is personal property, and more specifically, tangible personal property because the necklace is a physical object that can be moved and touched. In determining who the necklace belongs to, the legal decision that needs to be made in relation to Bonzi is: who has legal ownership of the necklace?
Our constitutional liberties referencing property rights have faded over the years by virtue of the over-reach of the federal government by their collusions and conspiracies among the different branches; thereby, infringing on the rights of individuals and the states. For example, the Constitution does not grant the national government jurisdiction over education, housing, agriculture, or energy; however, they have gotten around this by creating cabinet/committee level status (e.g., HUD, FTC, FDA, OSHA, SEC, EPA) in D.C. by Congress, administered by the executive branch with the court?s approval. James Madison captured the essence of federalism in The Federalist No. 45. He condemned the aggregation of all powers (legislative, executive, and judicial) in the same hands; whether of one, few, or the majority; whether hereditary, self-appointed or elected, may legitimatize the very definition of tyranny. James Madison, Property: The Founders Constitution, (Vol 1. Chap. 16. Document 23. 29 March 1792).
The difficulty of knowing what truly exists versus what is a fabrication of our unwitting senses is a problem that confounds daily living. An example from personal experience is the first-time purchase of a home. In the early 2000s, the price of real estate started an upward trend that led to over valued property, and eventually gave rise to the real estate boom and bust of the decade. Some first-time home buyers had a certain naïveté in the practice of house hunting. The psychological effect of watching demand outpace supply is that it creates a feeling of wanting to take the first “good thing”, especially for first-time home buyers who may unknowingly wear rose-colored glasses. The housing boom created an illusion of ever increasing home equity. It was difficult to walk away from potential homes that seemed good on the surface, but in reality were either money pits or less than desirable.
How could land be someone's property? The Native Americans believed that there was no such thing as land property. On the other hand, the Europeans claimed land ownership all over the world. The attitudes towards ownership of land differ tremendously. The Europeans believed that a one person had the right to own land, while the Indians had communal property.
The amount of time put into reviewing the company can also be an example of investing. Profits, interest earnings, and appreciation are incomes that result from investing and are the long-term commitment. Trading or speculating are short-term examples and usually deal with heavy turnover which comes with a high amount of risk. It is important to do research in a business and analyze the risk of investing. Fixed income and variable income are two major types of investments. Fixed income refers to an investment that brings in a certain amount of interest income on a regular basis. Bonds and fixed deposits are examples of fixed income. On the other hand, variable income investments refer to business or ownership of property. An investment is an asset or item that is purchased with hope that it will generate income or grow in the
When Young pays the mortgage, she added the degree of ownership of real estate on every purchases she made. Furthermore, she was able to make loans for the purchase of ownership in large amount and refinance at a favorable rate. Property owners will also be eligible to take a tax deduction. Out of the corner of the financial benefits, owning a condominium will offer Young creative control towards the condominium. The housing front is mostly vital for national economy and human settlement. Real estate as a business sector includes many services and operations, which is well beyond the real estate development and brokerage. Ethiopia real estate market is an infant stage of development to serve and potentially accommodate many services and operations for employment and investment, which in turn enhance its Development (in to maturity). But in an inefficient infant market, like what is prevalent in our country the sector has much gap to be
Most people, today, are looking forward to buying their first property. When individuals decide to buy a house those individuals would have to look at all their options and all the advantages and disadvantages that come from purchasing a house. The economy plays a huge role in the decision whether people will purchase a house, purchase a condominiums, or rent property.
Valuation of real estates or properties basically, refers to appraising a property or a real estate to form an opinion about the value of the property. This value is normally the properties’ market value. Properties are heterogeneous in nature; meaning they are not all identical or alike and thus, they have different values. However, it is possible to get a range for the values. There are some obvious factors like physical location of a property that automatically makes the market value of different properties differ. The materials used on a property and other features also contribute to making property differ in their value. Other factors such as the physical size of a property still determine a property’s market value (Histon Fine Homes, 2008
In order to understand the concept of financialization and the housing market on the global and local level, one must know that there is a global pool of money that is simply the worlds savings bank. In 2000 the pool had $36 trillion and has since doubled in size (Blumberg 2008). Its most recent profit increase was a result of developing countries and cities such as India, Abu Dhabi, and China making money. This doubled the cash pool available for investments, but left fewer solid investments for the taking. The solution was residential mortgages and the US housing market. The investment managers thought the low-risk high-return investment in the housing market was a good, stable idea. The glo...

IFAD (2014) contends that PLUP is a “process that results in a land-use plan or several land-use plans for a given goal, objective or set of objectives” (p. 1). It is an interactive and integrated process to realize high level of participation in land use planning projects and most importantly, to provide local community greater control over the process of development. Its role is to bring actors together for the purpose of developing a common vision and to agree upon a way forward – as part of this, tenure security could be improved. In particular, it provides an opportunity for marginalized groups to take part in project development process. Moreover, PLUP provides information and direction to the concerned community and to decision makers
