Revitalization efforts in downtown areas have gained momentum over the past few decades, this paper is focused on revitalization strategies, recognizing the process of decline, while identifying key strategies used in downtown revitalization efforts over the past fifty years (Faulk 2006). Downtowns, unlike suburban shopping malls or office complexes, evolved slowly over time, responding to changing technologies, social and economic patterns. A city’s identity relies heavily on the image of its downtown, so inevitably cities of all sizes commit themselves to achieving successful downtown redevelopment (Robertson 1995). As I have been reading literature on downtown revitalization a number of strategies and principles have surfaced. Many of the principles overlap in order to create a successful redevelopment strategy and there is no template for success. The strategies that I have identified and will explore are categorized in groups: 1) Pedestrian mall; 2) Indoor shopping centers; 3) Historic preservation; 4) Waterfront development; 5) Office Development; 6) Special Activity Generators; 7) Transportation enhancements; and, 8) Niche Strategies. This paper will highlight successes and failures of each strategy, then use case studies to show how they have been applied in American cities. Case studies will include; Seattle, Washington; Portland, Oregon, and Phoenix Arizona, all that have made extensive efforts over the last 40 years to revitalize their downtowns. Creation of highway networks outside the city and subsequent growth of suburban communities transformed the way citizens worked lived and spent their leisure time. Downtown businesses closed or moved to malls inducing a reduction in downtown shopping and overall downtown commercial traffic.
Another noteworthy urban sociologist that’s invested significant research and time into gentrification is Saskia Sassen, among other topical analysis including globalization. “Gentrification was initially understood as the rehabilitation of decaying and low-income housing by middle-class outsiders in central cities. In the late 1970s a broader conceptualization of the process began to emerge, and by the early 1980s new scholarship had developed a far broader meaning of gentrification, linking it with processes of spatial, economic and social restructuring.” (Sassen 1991: 255). There are many examples of cities reforming itself over time, one significant example is Vancouver's Downtown Eastside. More than a hundred years after the discovery of gold that drew thousands of migrants to Vancouver, the city has changed a lot, and so does one of its oldest community: Downtown Eastside. Began as a small town for workers that migrants frequently, after these workers moved away with all the money they have made, Downtown Eastside faced many hardships and changes. As a city, Vancouver gave much support to improve the area’s living quality and economics, known as a process called gentrification. But is this process really benefiting everyone living in Downtown Eastside? The answer is no. Gentrification towards DTES(Downtown Eastside) did not benefit the all the inhabitants of the area. Reasons are the new rent price of the area is much higher than before the gentrification, new businesses are not community-minded, and the old culture and lifestyle of the DTES is getting erased by the new residents.
When thinking of human society, what comes to mind as the most classically “human” aspect? Would it be emotions, community, or urban development? The animal kingdom exemplifies two of these characteristics: there are many different types of animal communities who have complex forms of organization with hierarchical structures and the bonds they share with each other are an example of the emotions they can exhibit. Similarly, many plant species are seen growing together by region; their own forms of community. Furthermore, he attempts to dispel the negative aspects of gentrification by pointing out how some of them are nonexistent. To accomplish this, Turman exemplifies how gentrification could positively impact neighborhoods like Third Ward (a ‘dangerous’ neighborhood in Houston, Texas). Throughout the article, Turman provides copious examples of how gentrification can positively change urban communities, expressing that “gentrification can produce desirable effects upon a community such as a reduced crime rate, investment in the infrastructure of an area and increased economic activity in neighborhoods which gentrify”. Furthermore, he opportunistically uses the Third Ward as an example, which he describes as “the 15th most dangerous neighborhood in the country” and “synonymous with crime”, as an example of an area that could “need the change that gentrification provides”.
Now, a normal sized town contains fast-food joints, supermarkets, malls, and superstores, but a small town lacks that appeal. The small-town could be the most beautiful landscape known to man, but lack the necessary luxuries in life that a typical American would benefit from. Carr and Kefalas make this statement that emphasizes the town’s lack of appeal, “Indeed the most conspicuous aspects of the towns landscape may be the very things that are missing; malls, subdivisions, traffic and young people” (26). The authors clearly state that they realize that towns, such as the Heartland, are hurting because of the towns’ lack of modernization. For all intents and purposes, the town’s lack of being visually pleasing is driving away probable citizens, not only the native youth, and possible future employee’s away from a possible internship with the town. The citizens with a practice or business hurt from the towns inability to grow up and change along with the rest of the world, yet the town doesn’t realize what bringing in other businesses could potentially do for their small town. Creating more businesses such as malls, superstores and supermarkets would not only drive business up the roof, but it’ll also bring in revenue and draw the
Riverbank, a large city, has a district with a huge problem. Grant’s Valley, although booming with business, is a quaint and historic part of Riverbank that the residents want to keep that way. The business aspect of Grant’s Valley has an ever growing need for more space for tourists to park and there is just too much traffic for the area to withstand. Riverbank’s historically quaint Grant’s Valley would benefit from the destruction of the unused junior-high on 35th and Princeton and the new construction of a one hundred space parking lot and a new park. This would attract more people and lessen the unattractive curb appeal of the parking lot in the residential area of Grant’s Valley that the residents want

With the rapid development of the city and tremendous progress of technology in America, gentrification becomes a universal phenomenon in every city, especially in Englewood―the south side of Chicago. As capital begins to flow into the Englewood community, many aspects of daily life are changed for better. The tremendous change brings not only the renovated facilities but arrives with the new retail and service business. Plenty of citizens who live in the Englewood community were benefiting from the gentrification. They also said that gentrification is a commendable change in Englewood to renew and develop. Thus, gentrification is beneficial to local residents because it arrives with the new retail and service business, increases employment opportunities and transform a more beautiful community.
U.S. cities experienced rapid growth and change, and also faced new challenges following the end of World War II. The consolidation of ghettos in the inner city and the rise of suburbs are two of the characteristics and problems that consequently arose for U.S. cities. One of the biggest projects created as a solution was the public housing project. These public houses however, although in paper they seemed like a great idea, in practice they actually proved not be such a great project because they brought several tensions and problems to cities and neighborhoods.
The city that I am going to examine is Toledo, Ohio. Toledo has gone through a lot of changes since World War II. It flourished with industry and grew out from there. Out of the many city models that the book covered, the model that a Toledo best fit into is the sector model. This essay will go into detail about the physical, economical, social, and political issues and changes that have faced Toledo in the past fifty years.
This investigation is based on the assumption that gentrification with all its troubles can’t be prevented and is an inherent part of every city. What are the negative impacts of gentrification? What are the underlying mechanisms that feed these impacts? What drives these mechanisms? What would be an alternative scenario?
Gentrification is described as the renovation of certain neighborhoods in order to accommodate to young workers and the middle-class. For an area to be considered gentrified, a neighborhood must meet a certain median home value and hold a percentage of adults earning Bachelor’s degree. Philadelphia’s gentrification rate is among the top in the nation; different neighborhoods have pushed for gentrification and have seen immense changes as a result. However, deciding on whether or not gentrification is a beneficial process can become complicated. Various groups of people believe that cities should implementing policy on advancing gentrification, and others believe that this process shouldn’t executed. Both sides are impacted by the decision to progress gentrification; it is unclear of the true implications of completely renovating impoverished urban areas; gentrification surely doesn’t solve all of a community’s issues. I personally believe that gentrification is not necessarily a good or bad process; gentrification should occur as a natural progression of innovative economies and novel lifestyles collide within certain areas. Policy involving gentrification should not support the removal of people out of their neighborhood for the sake of advancement.
Gentrification is the keystone for the progression of the basic standards of living in urban environments. A prerequisite for the advancement of urban areas is an improvement of housing, dining, and general social services. One of the most revered and illustrious examples of gentrification in an urban setting is New York City. New York City’s gentrification projects are seen as a model for gentrification for not only America, but also the rest of the world. Gentrification in an urban setting is much more complex and has deeper ramifications than seen at face value. Finally, this paper will explore the “end product” that exists today through the works of the various authors outlined in this course and explain how Los Angeles has survived many decades of evolution, breaking new grounds and serving as the catalyst for an urban metropolis.
