Introduction
Urban planning is a process that relates to the use of a piece of land; its development, maintenance and protection. Primarily, it involves creating a practical design that distributes each component of the city while including unique values dedicated to a certain group of people. The plan has to follow a certain criteria concerning regulations, environmental issues, public facilities, and economic growth. This process is important to determine and assure that an available space will be used in the most functional way possible and that its citizens will be satisfied with their surroundings.

Conclusion
The final plan met all the needs of all assigned roles because the group completed a 3-D model and a plan that followed all requirements and regulations. Additionally, a conservation plan was created that ensure environmental and economic benefits to the city. Even though, it was challenging to make a design around each different type of land, the group was able to develop a city and preserve all natural resources without altering any of them. This land planning “simulation” compares to the real-life process of land-use planning because it follows the same steps. Real-life follows this steps to a greater label and more complicated since there are people that do this for living and take care of real spaces. In today’s real estate market there is one sensitive issues that has been debated on over the years regarding, zoning and rezoning laws and whether the home owners and investors should receive a compensation for every property affected by the zoning. The zoning laws has been known to either decreases or increases the value of a property. According to David Ling zoning is the regulation on a land use by dividing the community into various parts namely: Residential, commercial, industrial and other districts. (C.Ling, 2015)

The idea of city planning therefore emerged at the time when the industrial revolution was at its peak and people were flocking from the villages into cities for better jobs and pay. Generally, this chapter discussed about examination of three planning theory approaches which is the communicative model, the new urbanism and just city. Each approaches has different planning applicable as well as its strength and weakness. The communicative model is an approaches which highlighted the role of town planner as a medium to negotiate and persuade stakeholder regarding to planning matter. Next, the approaches of new urbanism is more focused on design and build physical features in planning urban development. Last but not least, the just city approaches concern to seek equality distribution of planning benefits toward private sector, government and society.
Gentrification creates a socioeconomic issue that contributes to a major decline in low-income communities of color and disruption of cultural development. This process involves investing in low-income neighborhoods that allow higher-income people to move in and reap the benefits of the improvements while the poor individuals are displaced due to unaffordable housing. To avoid the negative impacts of gentrification, cities must maintain affordable housing prices and establish forums to ensure that the old and the new cultures are preserved and developed in harmony.
