Most MLSs now distribute content to other Web sites (primarily operated by real estate agents). An excellent starting point for MLS originated content is the national NAR Web site, realtor.com, which is also the most popular web site for searching real estate listings. Virtually all local and regional MLSs have an agreement with realtor.com to display much of their active listing inventory. Just type in an address and in and you get a property value. It even charts the price ups and downs, and shows the last date sold (including price) and the property taxes. There are other sites that provide similar tools such as housevalues.com and homegain.com. Unfortunately, many people use these estimated values alone to justify sales prices, offers and counteroffers. However, these are only rough estimates based on a formula that incorporates the local county sales information. These estimates can swing wildly over a short period of time and do not appear to always track actual market changes, which are normally more gradual. Schools When it comes to selling residential property or rental properties that cater to families, the quality of the area school district makes a huge difference. Misconceptions hold that issuance of licenses is just something that is needed in order to charge money for services. Licenses are issued however, because the public puts their trust in professionals who are more knowledgeable than they are. Many people today want to avoid the hassles and risks associated with the transfer of land, so they put their trust in licensed real estate professionals. The Missouri Broker Disclosure Form (MBDF) is a document used by the Missouri State Real Estate Commission that attempts to provide the public, knowledgeable information, about agency relationships (the fiduciary relationship between buyers/sellers and agents). It also holds real estate agents and brokers somewhat accountable to the public in representing them in their best interest; all real estate agents are required to present and explain this form to buyers and sellers. It seems in today’s society that greed, corruption, and self-interest has spread like an infectious disease and we live in a world where it is risky to put our trust in other people. The government tries to respond to that corruption by putting into place more regulations and laws to keep people honest. Gentrification is defined as the process by which the wealthy or upper middle class uproot poorer individuals through the renovation and rebuilding of poor neighborhoods. Many long-term residents find themselves no longer able to afford to live in an area, where the rent and property values are increasing. Gentrification is a very controversial topic, revealing both the positive and negative aspects of the process. Some of the more desirable outcomes include reduced crime rate, increased economic activity, and the building of new infrastructures. Gentrification has been blamed for the displacement of poor communities. However, in a city gentrification has other important characteristics. First, it impacts the demographic of an area in the sense that there is an increase in middle-class income population. The products sold by real estate agencies are not homogenous products (Coiacetto, 2006, Online). Each product is as unique as the next, in terms of its location, features, building and financing.

The two neighborhoods that I chose to use for this assignment are vastly different. The main reason is because they are on opposite sides of the country. The first neighborhood that I visited is the one that I grew up in. This neighborhood is in Connecticut, on the East Coast, all the way across the country from the neighborhood that I currently live in here in West Hollywood. Most of my family lives in Connecticut and Massachusetts and I’m the only one who lives on the West Coast. A big difference is that the neighborhood in Connecticut has houses that are more spaced out, have larger lawns, and very many more trees. There are very few apartments there, unlike where I live now where my entire street is almost all apartment buildings.
