Preface
Investment in real estate has always been a lucrative avenue for investors who want to see their money grow manifold. But off late with recent stagnation in the real estate prices there has been a negative effect in the real estate market of traditional property such as Apartments, Offices etc.
In this scenario one area which is seeing a gradual demand is agricultural lands. According to expert agricultural land has always been user friendly and not to costly medium of investing in real estate. On top of that you have various benefits such as various tax exemptions making it even more sensible option to put your money in at any given point of time. Although agricultural lands are a hot property these days but investor should take care of various policies and other issues involved with these properties as buying an agricultural land is a little different than buying a traditional property.
What qualifies a land to be an Agricultural Land
To put in simple term an Agriculture land is a land on which agriculture is practiced i.e. land on which production of food happens for consumption of human being or animals or for purposes of fuel (such as wood) and pharmaceuticals (medicinal plants). According to world bank, in 2011 there was 60.47% land which was termed as agriculture land, hence there is lot of opportunities available to buy an agricultural land from people who already own it or want to sell it
Types of Agricultural Land
Generally there are two type of agricultural land in India
• Wet Land (Cultivable land)- Wet lands are for cultivation only

• Confirm & verify that the ownership of land so purchased is transferred in Record of Land Rights or 7/12 extract (if applicable) & mutation entries are recorded in 6/12 (if applicable) extract in your favour.

Agriculture—it’s something that not very many people know much about. However, it is important for us to survive. Almost everything in our everyday lives is agriculture-related, from the food you eat to the clothes you wear.
When prices increase, the quantity decrease (Graph 1) and new firms enter the market in order to make economic profits. However this does not mean the real estate agents or brokers earn more money. On the contrary, the prices they charge may increase, but the number of houses each sell do not change (Goolsbee, 2005, Online). From this it is evident that the price of products in the real estate market is not affected by the entry of new firms.
Traditional agriculture requires massive forest and grassland removal to obtain land necessary to farm on. Deforestation and overgrazing has caused erosion flooding, and enabled the expansion of deserts. The purpose of enacting The Land Registration Act 2002, was to combat the uncertainties evolved around the previous Act, Land Registration Act 1925 . The need for reforms was highlighted in a report by Law Commission known as Land Registration for the 21st Century: a Conveyancing Revolution . LRA 2002 repealed LRA 1925, not only simplify the law by maintaining an accurate record of all the rights and alongside interests held by others that affect the land, but also to give certainty the basic concepts engrossed by the 1925 Act as it can be very clearly evident that 2002 Act revolves around the original and principle ideas with amendments.
The 2002 Act aims to make the register more comprehensive and to pave the way for the introduction of electronic conveyancing (in a few years)[1]. It is also concerned with developing the concept of an open register for the public and requires registration of title whenever land is transferred or given to its first legal mortgagee. There are a broad variety of rights, which may bind land, and it is recognised that these rights can cause difficulties in the dealing of land. It was recognised in the 1925 legislation that the aspect of third party rights or interests which was an area of complexity. For the purpose of this assignment the examination of third party interests in land will be examined.

Developers have been buying up farmland and turning it into shopping centers, business offices and factories. However several states have set up programs to protect farmland. These programs help farmers sell their land to other farmers. These states, they have also been giving farmers different ways to make their land more profitable. The problem is farmers are still selling their land. Businesses have the money to buy the land from the farmers. The big businesses can offer the farmers far more money for their land then any other farmer, or even the government. This gives the businesses the upper hand.
