This essay will focus on what BREEAM is, how it can help individuals and businesses realise the benefits and value of designing and operating a sustainable building. It’s a set of standards and certification schemes that measures sustainable value in the built environment. BREEAM stands for Building Research Establishment Environmental Assessment Methodology and it’s a global sustainability standard and rating system for buildings. BREEAM is used as a ‘label’ on over 200000 buildings and is currently being applied to clients in over 50 different countries on 40000 projects. The BREEAM mark provides clients and the market with a clear statement about the quality of the building and its environmental performance. ‘The objectives of BREEAM are stated as: -To distinguish buildings of reduced environmental impact in the marketplace. - To encourage best environmental practice in building design, operation, management and maintenance. - To set criteria and standards going beyond those required by law and regulations. -To raise awareness of owners, occupiers, designers and operators of the benefits that a building with reduced environmental impact (John Holmes et al,. 2001).’ Brief Description of the building: The Cooper Callis building on Paradise Street will house a number of different faculties and these are arranged to maximise both functionality and flexibility. LEED, or Leadership in Energy & Environmental Design, is a certification program for green buildings with stringent requirements for building energy efficient and environmentally responsible structures. The construction process utilised many new construction techniques and procurement strategies, allowing the designers and contractors to use less construction material and save money. In order to measure the sustainability of the stadium the Olympic delivery authority (ODA) created a tailored version of BREEAM(Olympic Delivery Authority 2011). But how much more sustainable is the Olympic Stadium than other recently built stadiums?

The expected research would be based on the opinions of construction companies in Waterloo Region on conducting best practices to make better environment performance. By determining those companies who are willing to be better in environment performance, further research would be conducted to find out if those best practices are feasible and achievable by providing proper emission calculation and best practices guidance. The purpose of this research is to promote those feasible and cost-effective best practices to construction companies in Waterloo Region in order to help them achieve their goal of reducing GHG emission.
Aside from its functionality as an Office building, centrally located in the city, Grace Building provides pedestrians in Midtown with space and services that they can use while going about their daily routine. Its imposing and solid design balances the airiness of its travertine skin, which keeps the building even more visible by making it lighter than all its surroundings, with the accentuated height perception created by a combination of the slope construction with the dark tinted windows. It’s clear that form was as important as function in creating this particular design, intended to add a statement architectural piece that would be prominent in the Midtown skyline. Its design provides an interesting, clean and modern, contrast to all the older skyscraper buildings that surround it.
When starting construction on a new building, there are plenty of things that can and will go wrong. You will start to lay out the plumbing and find that it clashes with a wall or beam that cannot be moved. To finish your project, you must take more time and more money to adjust to the new layout. Another scenario is the owners won’t let you start construction because they can’t see the end result or where the specific design implements that had asked for are located. For the past few decades the architecture, engineering and construction (AEC) industry has been looking for a solution to this problem. Projects would be set back due to design oversights. Without anything to predict these problems before they happen, these little setbacks were a common occurrence. Once building information modeling (BIM) was born, it was like their prayers had been answered. The future was here.

In conclusion, the designers and builders of the tower have an undesirable job: creating a building that is functional, modern, sustainable and unique. At the same time it is honoring the memory of the people that died in and around the buildings that stood there before. While the green sustainable features have been criticized for being too expensive, they will do more than save just water, electricity and emissions. They and the grace of the building will inspire a generation of green and safe skyscrapers for the twenty-first century. This building has become one of the safest, environmentally friendly and expensive ever built, but as critics slate the building for various reasons, one cannot take away the determination through political, social and economic status that designers and workers have created such a beautiful building with great meaning.

Green buildings are designed, constructed and commissioned to ensure they are healthy for their occupants. Successfully designed green projects can involve an extensive array of factors, ranging from the resourceful use of materials, to careful consideration of function, climate, and location.
People don’t want to have a complicated way of life, they want to be simplistic and still be looking after then environment. My goal is to therefore create sustainable living but on a very simplistic bases because more often, people like to do as title as possible. In 2015 it is very important to go green, even though scientists are looking for new planets to move to, it is still very important to look after the planet that we live on now. The architecture community is aware of the importance of greener living. SANS 10400 Part X and Part XA is a SABS document that are responsible for the requirements of environmental sustainability and energy usage in a building. The document then ha tables that a building needs to comply with such as, Maximum annual consumption per building classification for each climate zone . These documents are important for creating greener buildings but they are not enough, documents such as SANS are not enough, for example electricity, the world is running out of non-renewable resources. Unrenewable resources such as coal but places such as South Africa are still running and building more coal power stations or are looking into creating Nuclear Power stations instead of infesting more into wind turbines for power. Problems like this need to be fixed not just in the county but in the homes people live in and the buildings people work in,
Sustainable design seeks to reduce negative impacts on the environment, the health and comfort of building occupants, thereby improving building performance. The basic objects of sustainability are to reduce consumption of non-renewable resources, minimal waste, and create healthy, productive environments (“Sustainable Design”). Focusing primarily on the sustainable design principles, there are five, including: low-impact materials, energy efficiency, quality and durability, design for reuse and recycling, and renewability. As sustainability appears to become the necessary trend in architecture, the question concerning the cost versus outcome of “going green” really an investment or a waste of time and money comes to mind.
