While I personally support the development, I respect the Committee’s opposition to the development. As a resident and voter, I find it appalling that the Council disregarded the concerns of so many residents in their vote to rezone the property. The entire rezoning process has been a haphazard, schizophrenic mess. I believe the best course of action for the Township should have been to hold a nonbinding referendum before the Council voted on the rezoning. Hopefully, the Council has realized the errors of their ways and will conduct future Township business in a much better way. Lastly, regardless of how the Superior Court rules on the issue, I hope the Committee stays involved in the planning and development process. Only with proactive community involvement will the Crossroads development become a great place for all of Mahwah’s residents to enjoy.

In the early 2000’s Lowe’s was rapidly intensifying its presence nationwide. The company carried a varied assortment of home improvement products and catered to the needs of retail as well as commercial business customers. Lowe’s expanded their reach by acquiring a 41-store chain, Eagle Hardware and Garden, and engaging in a strategic alliance with HGTV to obtain a more profound existence in their market (Rouse, 2005). By 2004, Lowe’s operated almost 1,000 stores with plans to continue expansion across the nation (Rouse, 2005). The company has a core competency in helping customers meet their home improvement needs at a low price. In order to use this core competency to gain a competitive advantage, the company has focused on key functional strategies. To continue their success, Lowe’s must specifically focus on marketing, logistics, and human resource management strategies.
In contrast to the negatives of gentrification, some people view gentrification as a the only effective way to “revitalize” low-income urban communities. In the article, “Gentrification: A Positive Good For Communities” Turman situates the piece around the opinion that gentrification is not as awful as the negative connotation surrounding it. Furthermore, he attempts to dispel the negative aspects of gentrification by pointing out how some of them are nonexistent. To accomplish this, Turman exemplifies how gentrification could positively impact neighborhoods like Third Ward (a ‘dangerous’ neighborhood in Houston, Texas).Throughout the article, Turman provides copious examples of how gentrification can positively change urban communities, expressing that “gentrification can produce desirable effects upon a community such as a reduced crime rate, investment in the infrastructure of an area and increased economic activity in neighborhoods which gentrify”. Furthermore, he opportunistically uses the Third Ward as an example, which he describes as “the 15th most dangerous neighborhood in the country” and “synonymous with crime”, as an example of an area that could “need the change that gentrification provides”. Now, a normal sized town contains fast-food joints, supermarkets, malls, and superstores, but a small town lacks that appeal. The small-town could be the most beautiful landscape known to man, but lack the necessary luxuries in life that a typical American would benefit from. Carr and Kefalas make this statement that emphasizes the town’s lack of appeal, “Indeed the most conspicuous aspects of the towns landscape may be the very things that are missing; malls, subdivisions, traffic and young people” (26). The authors clearly state that they realize that towns, such as the Heartland, are hurting because of the towns’ lack of modernization. For all intents and purposes, the town’s lack of being visually pleasing is driving away probable citizens, not only the native youth, and possible future employee’s away from a possible internship with the town. West Haven is $18 million dollars in debt and has faced long awaited desperation to resolve the matter. Rossi, who is a certified public accountant, promised to restore the debt of West Haven by having a responsible and balanced budget. In order to do this, Rossi plans to create a 5 year operating and capital budget for long term planning, eliminate duplication of services between the city and Board of Education, and institute a freeze on all non-essential spending. Another issue during the campaign was The Haven and regards in clearness of government. Ever since last year the development of The Haven has been underway with few citizens knowing of the plans and structure for the new mall. During the debate at the high school, Rossi said that her nor Dave Riccio were invited to closed meeting sessions about the plans for the infrastructure and that the role of local government should be transparent. Rossi plans to eliminate unclarity and confusion by using social media and other platforms to communicate with residents on current issues and meetings and appoint qualified individuals who will have West Haven’s best interest at heart. As I’m driving down main street, I notice that Santaquin is a small and quiet town. The post office is an older building and the bank rests in between some trees. Stone Ridge Plaza is a tall and proud building. As the tallest building in town, standing a total of four stories tall it stands firm saying Look at me see how wonderful I am. Three stories is dedicated to apartments and housing for people. The First floor is meant for business. The only problem is, that so many different businesses have been in and out of that building you never know what 's there but, why does this happen? I believe that it is due to the fact of many different reasons. Some of the reasons are as followes.
Goss argues that developers and designers of the built environment, specifically shopping centers and malls, use the power of place and understanding the structural layout of the space to boost consumption of the retail profits. Shopping centers are separated from the downtown area of shopping, either by distance and/or design. These establishments emerge for many to be the new heart and location for public and social life. In his article The "Magic of the Mall": An Analysis of Form, Function, and Meaning in the Contemporary Retail Built Environment, Goss also argues that the regulation of the spaces within the mall creates an atmosphere of "community" rather than one that is "public". This article’s main argument is that developers manufacture an illusion of doing more than just shopping when designing malls and shopping centers.
