1- Introduction 1.1 Objective: The objective of the Environmental Site Assessment Phase 1 was to identify purpose for which it was conducted. ESA Phase 1 can be executed for various purposes such as identification of specific incident on site, probable areas of environmental obligation, designated substances and for baseline study to development of Phase 2 ESA. [5] 1.2 Scope: Phase 1 ESA must include a historical review, a site examination and interviews with people related with the site as well as controlling bodies, accessible in a comprehensive report. Any restrictions to the above scope should be recognized and the intention behind the limitation should be delivered. [5] 1.3 Limitations and Exceptions of Assessments: ESA is based on the data available on variety of sources and was executed using appropriate techniques. [4] 2- Historical Review This was an important module of Phase 1 ESA which provide sequential summary of events carried out in the area and on site, from the date of first development to present. Sufficient facts of any residential, commercial or industrial action in the area should be delivered to evaluate probable environmental concerns. The number of data sources, and their availability vary in different regions in Canada. [4] 2.1 Site Description: The property 15 Woodridge Crescent was rectangular shaped, and approximate 1.44 acres of land. Ward number # 7 and the Ward Name # Bay. The topography for the general area of this building is flat. The parking surface was an asphalt surface. Stressed vegetation and stained soil was not observed. Electricity in this building was provided by electricity board; water by regional water quality control board; wastewater treatment by local municipality. Conclusion and Opinions Following tasks had been completed: Inspection of property and surrounding area, examining the historical aerial photographs, databases from federal and regulatory agencies were identified. The Phase I ESA has discovered that there is no evidence of potential environmental contamination associated with the building and/or adjacent properties. The findings include that prior to 1968 there was nothing developed or constructed on this land. According to 1968 aerial view, there was an electrical shop on this site which did not affect the site by any means. The current occupant Minto built this building around 20 years ago in 1994. Overall, this assessment revealed no evidence of recognized environmental conditions on this site and it is concluded that no further step is required. [4]
