Slums as a result of housing problems From the reviewed literature, it can be seen that housing is affected by four major factors and these factors defines the type of housing and housing conditions of a settlement. High incomes bring about good housing whiles low income brings about poor housing. Low incomes and inadequate housing has a direct relationship with the emergence of slums in many countries. In this aspect, we are going to look at the types of slums, relationship between slums and housing taking into consideration the housing characteristics of slums using Nima as the reference point in Ghana. The settlements are considered illegal owing to any combination of the following: low standard of services or infrastructure: breaches of land zoning: lack of planning and building permits: or the irregular nature of the land sub division. An example is Pianura in Naples, a neighborhood that sprung up in the 1970‟s and 1980‟s on an agricultural zoned land (U.N. Habitat, 2003). Such occupants like squatters go on to improve housing and other infrastructure and consider themselves owner occupiers which they are by de facto. Housing According to Caimi, 2009 is an important asset of human settlements which has economic, social, cultural and personal significance. It indicates that the type of housing shows the income, environment, health, religious belief etc. of a person or household. Housing is a basic need therefore Individuals are entitled to housing, But, due to the rapid urbanization process and inadequate planning by governments, there are millions of people living in informal urban settlements around the world (World Bank, 2008). The housing characteristics of slums areas can be broadly divided in to five major sub sections according to Lopez, 2010. Namely Land acquisition, Materials for housing, housing facilities, housing environment, Access to roads.
