Downtowns used to be vibrant places filled with businesses, people, and unique architecture. However, this has completely changed. Many downtowns have lost their businesses, people, and uniqueness. This is because of three things, the first one is Euclidean zoning. This separates land based on its use. This affects the variety of buildings and infrastructure in an area. Euclidean zoning assigns a purpose to a plot of land. The next thing that has led to the loss of vibrancy in downtowns is the G.I. bill, which resulted in the creation of new subdivisions throughout the US. Now, a normal sized town contains fast-food joints, supermarkets, malls, and superstores, but a small town lacks that appeal. The small-town could be the most beautiful landscape known to man, but lack the necessary luxuries in life that a typical American would benefit from. Carr and Kefalas make this statement that emphasizes the town’s lack of appeal, “Indeed the most conspicuous aspects of the towns landscape may be the very things that are missing; malls, subdivisions, traffic and young people” (26). The authors clearly state that they realize that towns, such as the Heartland, are hurting because of the towns’ lack of modernization. Inclusionary zoning (IZ) is an affordable housing development program, which encourages the production of affordable housing and controls the housing prices. IZ policies in San Francisco, Boston, and Washington D.C support new residential developments to keep a certain percentage of the housing units affordable and serve to low income residents. Density bonuses are allowed to the developer to build more units, and fast-track permitting allows developers to expedite the building process. Although those programs have aided numerous residents, there is the argument followed, IZ program would cause the prices of market-rate housing to rise ultimately reducing rather than increasing affordability. There are many examples of cities reforming itself over time, one significant example is Vancouver's Downtown Eastside. More than a hundred years after the discovery of gold that drew thousands of migrants to Vancouver, the city has changed a lot, and so does one of its oldest community: Downtown Eastside. Began as a small town for workers that migrants frequently, after these workers moved away with all the money they have made, Downtown Eastside faced many hardships and changes. As a city, Vancouver gave much support to improve the area’s living quality and economics, known as a process called gentrification. But is this process really benefiting everyone living in Downtown Eastside? The answer is no. Gentrification towards DTES(Downtown Eastside) did not benefit the all the inhabitants of the area. Reasons are the new rent price of the area is much higher than before the gentrification, new businesses are not community-minded, and the old culture and lifestyle of the DTES is getting erased by the new residents.
We take them for granted when driving miles to the closest mall. We are unconscious of their usefulness when traveling to see a distant relative by car. We can't take a moment to stop and admire their beauty and usefulness; the architectural wonders that are highways and their interchanges; which have such a rich history embedded in the American suburbia of today. Let's go back to the early 1900's, when the automobile was starting to become a dominate part of the American life (Morton, 2014). Around this time; a shift began to occur towards private transportation over public by influencing policies in their favor (Nicolaides and Wiese, 2006). One of these polices was created by the Federal Aid Highway of 1925; the United States Highway System which basically expanded the highways across the United States connecting one another, creating new opportunities for growth in many areas (Weingroff, 1996). This had many effects on different factors of the American way of life; specifically suburbia (Morton, 2014). After the war, the private home that was a luxury a few years prior, was now becoming affordable for many thanks to low interest rates and flexible payments through the National Housing Act of 1934, created by the Federal Housing Administration (Fishman, 1987). Perfect example of a policy acting towards private over public was the Los Angles Master Plan of 1941, which pushed the direction of private automobiles and singles households: there being 1.16 million cars (2.4 people per car) and having 31 percent of the city land dedicated for single family homes, this was really solidifying the post suburbia lifestyle (Fishman, 1987). Notwithstanding, there are various positive characteristics of outer ring suburbs, such as cheaper housing, bigger housing, lower taxes, ample parking, and it is a lot more safer, but even then, I would choose to live in an inner ring suburb. Moreover, another reason to why I would choose to live in a neighborhood in an inner ring suburb, has to do with the prevention of the negative aspects of gentrification. Although gentrification has promoted the overturn of poor neighborhood, increasing property values, the middle class returning, and preventing urban sprawl, the negative effects it has on individuals that have lived there for many years is devastating. Unfortunately, inner city residents have to endure the prices of their property taxes going up, causing them to feel uncomfortable, specifically financially. In addition, the old residents are forced out by the young, middle class, graduate students that are looking for cheap housing. Whenever we go out shopping or relaxing at malls, we actually don’t see or recognize any effects of malls as we mostly go there for these two reasons. Malls are an integral part in the lives of America. They are shopping centers that have created a lot of buzz in many writers. This is because we have more malls in America than high schools. Malls have received praises from people like James J. Farrell, Jon Pahl and George Lewis who view malls as not only shopping centers but also as places that provide a reflection of the American culture and serve as centers of pleasure and entertainment. In contrast, William Kowinski and David Gutterson criticize malls for just being an artificial environment that creates disorientation among American shoppers. In my opinion, malls are just magnificent commercial buildings that create a sense of false dreams and imagination.
Goss argues that developers and designers of the built environment, specifically shopping centers and malls, use the power of place and understanding the structural layout of the space to boost consumption of the retail profits. Shopping centers are separated from the downtown area of shopping, either by distance and/or design. These establishments emerge for many to be the new heart and location for public and social life. In his article The "Magic of the Mall": An Analysis of Form, Function, and Meaning in the Contemporary Retail Built Environment, Goss also argues that the regulation of the spaces within the mall creates an atmosphere of "community" rather than one that is "public". This article’s main argument is that developers manufacture an illusion of doing more than just shopping when designing malls and shopping centers.
