The intruder is harmoniously liable in tort since he has trespassed and also he is responsible for battery. The intruder has committed several crimes; this includes attacking Sharon and Daryl and leaving them badly injured. Also breaking into the apartment is another crime he has committed since its illegal and against the law.

I have legal responsibilities to Sharon and Darryl. First Sharon is my tenant so there is a relationship of landlord-tenant. This means I have a role to make sure that Sharon is safe and sound; I must be able to protect her by taking reasonable measures. I should have built a good business relationship with both Darrel and Sharon, this means talking to them to know some of the challenges they are facing while they are in there. This would be the best precaution which would have helped to solve the issue of this broken glass door. Another issue is tenants screening, Sharon is girl, and if my apartment was only for ladies that means I should have been more cautious since women face many risks. It is my duty to make sure that she is safe. Another responsibility is that I should have been more ethical in repairs making. May be I did not follow up when I assigned people to make sure that every broken part of the apartment is well repaired or maybe I happened to hire somebody who is not qualified to do the work so that I can pay less. This is what has exposed me to these legal liabilities. Another responsibility is that I am supposed to make sure I did my best for my manager and tenants every day, having a good apartment with satisfied tenants is not easy and cannot happen overnight. This comes as a result of providing great customer service and making sure I am committed and working excellently on my part.
